How You'll Contribute to the Team
The Senior Vice President (SVP), Property Operations is responsible
for ensuring operational, financial and programmatic outcomes that
deliver value to our residents and partners through an empathetic
leadership presence. Aligning property management service in the
assigned business segment with company goals and partnership
requirements is at the forefront of this role.
While the role is remote, we currently only hire selected
candidates from the following states: AL, FL, GA, ID, IN, KS, KY,
LA, MA, MD, MI, NC, NE, OK, RI, SC, TN, TX, WI.
Primary Responsibilities Include:
- Participate in and contribute to regular strategy and
operations meetings with Asset Management and PM leadership teams
to develop long-range property management objectives and
organizational plans within the assigned business segment.
- Instill and promote the Corvias culture/philosophy across the
property management teams at the assigned business
segment.
- In coordination with the EVP, Property Management develop and
implement the appropriate customer service program and evaluation
tools and surveys to identify and implement operational
improvements to continually increase customer satisfaction and
ensure each location meets targeted goals.
- Interact with all stakeholders to promote the partnership
program and Corvias initiatives for improving quality of life for
residents.
- Lead regular operations meetings to promote operational
consistency across locations, educate and inform, ascertain team
accomplishments and monitor progress of initiatives and program
goals.
- Facilitate regular financial calls as required to provide
property management results summary.
- In conjunction with the Corporate Communications team, develop
and implement annual resident communications plans.
- Lead the analysis of occupancy, operational, income, expense,
customer satisfaction, etc. data to identify operational issues and
develop strategies to address any areas of concern.
- Ensure maximum consistency across locations of positive
operational programs and develop process improvements for negative
operational matters.
- Coordinate with construction and development to include the
property management perspective.
- In conjunction with the EVP, Property Management, lead the
internal communication and coordination with support functions to
achieve operational goals.
- Monitor overall employee morale and work with location
leadership teams to maintain/improve team morale, promote personal
accountability and drive engagement.
- In the assigned business segment, lead the property operations
function to achieve budgeted financial goals and fee generation
across the portfolio.
- Provide budgetary recommendations to the Asset Management
group.
- Direct the necessary financial analysis and reporting to
support the management of PM operations in the assigned business
segment.
- Work closely with the EVP, Property Management and the Asset
Management team to develop long range plans, group goals and growth
objectives.
- Supervise and manage the PM leadership groups in managing the
preparation and review process of annual property management
operating plans' budgets in the assigned business segment so that
they align with corporate goals.
- Oversee and supervise the monthly financial review process for
the assigned business segment including follow-up with senior
corporate and installation leadership on financial
performance.
- Work with Managing Director, Property Management and Asset
Management group to manage and guide the development of strategic
plans, long-term capital plans, annual goals, budgets, and
schedules.
- Other duties as assigned.
Role Specific Requirements Include:
- Bachelor's degree in Business, Marketing, Real Estate or
related field.
- The professional designations of Certified Defense
Privatization Manager and/or Certified Property Manager (or
equivalent) or active candidacy for these designations are
required.
- 20+ years' progressive property management experience within a
professional management organization(s) is required, with
demonstrated responsibilities for a diverse multi-site/scattered
portfolio of conventional, student, LIHTC, subsidized, and/or
government housing properties.
- 10+ years' experience working at the corporate or regional
level with a multi-site/scattered portfolio of more than 20,000
units/beds under management is required.
- Proven process and operating results improvement in the areas
of financial management (including budgeting and NOI),
staffing/evaluating, and customer satisfaction is
required.
- Proficiency in Microsoft Office and competency in YARDI
Property Management software or equivalent industry related
software is required.
- Ability to travel 50%+ of the time.
- A valid driver's license is required.
