DescriptionWestminster Communities of Florida, a nationally
recognized not-for-profit church related organization, is seeking
to fill a full-time Director of Facility Operations position
located in Orlando, FL. The Director of Facility Operations is a
professional consultant that will consult and recommend maintenance
programs, assist the community's Executive Director, and Director
of Maintenance by coordinating ongoing and preventative maintenance
work for all community facilities and major equipment systems.
Additionally, the Director of Facility Operations shall oversee and
coordinate various Community Support Services (CSS) functions
related to facility maintenance activities.The Director of Facility
Operations is a professional consultant that will consult and
-recommend maintenance programs, assist the community's Executive
Director, and Director of Maintenance by coordinating ongoing and
preventative maintenance work for all community's facilities and
major equipment systems. This position will periodically review and
audit communities on compliance of safety and maintenance
programs.ESSENTIAL JOB FUNCTIONS:
- Develop, maintain and update corporate wide OSHA and Plant
Safety compliance. Assist Community Executive Directors (ED's) and
Maintenance Directors (MD's) to evaluate, train and educate
community Maintenance Teams on OSHA and Plant Safety compliance.
Evaluate and report on compliance at the communities through
periodic (at least annually) visits documenting and supporting
adherence to applicable laws and regulations. Audit and document
results.
- Define, evaluate and recommend Preventative Maintenance
Programs, including outside vendor PM annual, quarterly and
periodic maintenance and assist ED's and MD's to ensure compliance
at the communities; documenting and communicating compliance
recommendations.
- Define, recommend and assist ED's and MD's to quantify
regulatory required inspections and reports, such as Backflow
preventers, underground storage tanks, fire alarm systems, fire
sprinkler systems, emergency generator testing, and all AHCA
related system reporting requirements. Assist ED's and MD's to
ensure compliance at the communities; documenting and communicating
compliance recommendations. Audit and document results at
communities and provide written report to ED, RVP and VP
D&C.
- Define, recommend and assist ED's and MD's to identify,
quantify and regularly inspect and maintain all major Mechanical,
Electrical Plumbing equipment and systems, including chilled water,
cooling towers, boilers, water and sewer systems, generators,
electrical systems, pumps, motors, hot water heaters and like
equipment.
- Define, recommend and assist ED's and MD's to develop, update
and maintain database, equipment logs and other documentation into
asset management and maintenance software. Audit and document
results at communities and provide written report to ED, RVP and VP
D&C.
- Quantify other regular system inspections such as electrical
panel thermoscans, regular roofing inspections, storm water
management facilities, per industry standard recommendations and
assist ED's and MD's to ensure compliance at the communities.
- Create, maintain, and utilize Cost Comparison databases between
all maintenance departments for identification of cost savings
opportunities.
- Assist ED's and MD's to create and maintain Institutional
History databases identifying age, expected remaining useful life,
installation dates, etc., for all warrantied and MSS managed
systems, equipment, and assets and incorporate into asset
management and maintenance software. Audit and document results at
communities and provide written report to ED, RVP and VP
D&C.
- Develop and maintain procedures to investigate, solicit and
implement long term utility agreements to take advantage of Utility
provider incentives and volume discounts, etc.
- Provide assistance to ED's and MD's on establishing effective
maintenance department operations & budgets, to include, but not be
limited to, costs of quarterly and annual preventative maintenance
programs.
- Manage Physical Plant and Energy CSS and community Capital Goal
projects implementation in the communities, along with warrantied
systems like roofs and elevators.
- Provide Annual FY Goal setting support for physical plant
equipment and systems utilizing prepared databases.
- Assist with recommendations to G.P.O. Administrator of national
purchasing agreement support for maintenance and housekeeping
purchase items and assist with compliance.
- Be a resource for effective troubleshooting and problem solving
for Maintenance Directors, with skilled vendors, contacts, and
corrective actions to be taken.
- Assist with managing Cell Tower agreements and assist
communities with integration.
- Assist with Physical Plant Due Diligence inspections and
reports for new acquisitions.
- Assist communities with Phone systems upgrades, Low Voltage and
Wireless Technology infrastructure needs, including Wi-Fi, Call
systems, Cable TV & Internet service and agreements.
- Assist communities with regular physical plant issues like
humidity, remediation, water quality, asbestos abatement, and
regulatory requirements for UST's and hazardous material storage,
etc.ESSENTIAL QUALIFICATIONS:Bachelor degree or higher in related
technical or management field preferred. Fifteen (15) years of
demonstrated successful supervisory experience, with Five (5) years
managing a multi-facility, multi campus organization strongly
preferred. Demonstrated experience in overseeing and managing
budgets. Excellent computer skills required. Experience in
Mechanical, Electrical, Plumbing and other building systems
strongly preferred. Experience with aging facilities and
infrastructure systems strongly preferred.
