Job Description Responsible for complete financial records of Zellwood Station Co-op and Zellwood Station Community Association including reports as required by the respective Board of Directors. This includes responsibility for adequate staff. General: -- To conduct his/her self in a professional manner, respecting all people that he/she comes in contact with and never embarrass the Co-op/Community. -- To assume Park Manager duties in his/her absence. -- To pay expenses with the respective budgets with proper approval. -- Responsible for payment for capital assets or any items not in the respective budgets which requires approval of the respective boards by way of the respective board treasurer. -- Responsible for collection of accounts receivable including the past due accounts which may require liens, foreclosures and any other possibility. Settlements subject to approval of the respective board presented by the Treasurer. -- Maintain any current licenses that support the responsibilities of this position. -- To work along with the Park Manager and the Treasurers to create an annual budget for Property Management, Restaurant and Golf Course, Water/Sewer and Community Association. The budgets to include Revenue, Expenses and Reserve calculations and planned funding. -- To assist the Park Manager in monitoring the Co-op and Community financial activities and insure that they are operated within the approved annual budgets. -- Develop and maintain financial systems consistent with a Not-for-Profit Corporation. -- Develop reports in which the outside auditors can easily convert them to a ---Funds Accounting--- format for annual auditing and reporting purposes. -- Perform to insure the daily accounting functions (for golf, restaurant and property management) result in in the proper reporting of financial records. -- Maintain all accounts payable and accounts receivable records to insure that they are kept up-to-date and accurate. -- Develop and maintain an Asset Management System. -- Insure that all financial reports are created accurately, within State Statutes and Co-op/Community documents. -- Prepare financial reports for distribution to the Boards of Directors before their regular schedule monthly meetings and distributed then at least 4 working days prior to the meeting. -- Develop and maintain procedures for current filing and retention of financial records. -- Prepare accounts payable checks for signature, insuring that there will be no past due payments. -- Direct the accounting functions of the Water/Sewer and Community Associations, recommending any procedural changes or upcoming concerns and/or problems. -- Develop a good working relationship with the Co-op/Community---s outside Auditor. -- Develop and maintain a Standard Operating Procedure Manual for all Accounting functions. -- Other future financial requirements that arise shall be considered as part of this job title and will be addressed at that time in detail if necessary. Residents: -- Make the residents of the Park your number one priority. -- Respond to all residents--- questions and complaints. -- Be responsive to resident requests and outside correspondence. -- Continually look for ways to improve resident---s quality of life and acceptance of the White House Staff. KNOWLEDGE AND QUALIFICATIONS REQUIRED: Qualifications: -- A Bachelor---s degree in accounting or equivalent work experience -- Extensive background in accounting and specifically Not-for-Profit Accounting. -- An incident free Criminal Background. -- At least 5 years as a senior accountant. -- Thorough experience in creating a Not-for-Profit Budgets -- Willingness to work with others. -- Good verbal and written communication skills. Knowledge: -- Fully aware of Generally Accepted Accounting Practices (GAAP). -- Good working knowledge of Asset Management. -- Superior computer knowledge or the ability to know where to get answers. -- Familiar with the software packages: TOPPS, Quickbooks Professional, Microsoft Excel, Word and Microsoft Data Base System, Access and any other relevant software packages.
